Foam

@ March 3, 2007 2:56 AM in Leaking Backflow Valve

I rubber seal the entire basement walls, then apply the foam insulations with the foil side to the condition side. Around the panel and boiler remained like that, the rest of the basement and laundry room got framed out with R13 and drywall. I know, with a simple candle the basement can now reach 72 deg :) Thanks, Neil

I hear ya :) Time especially with a new kid that just arrived, but I agree that would be neat. Here is a shot of the boiler room for kicks. Neil

At Installation

@ March 2, 2007 8:40 PM in Leaking Backflow Valve

In Sep 04, this is what the co used. I will switch to a ventless unit. How about plugging/cap the vent outlet? Wouldn't this now be like a ventless system? Ron, thanks for the suggestion regarding the code. Neil

You are right

@ March 2, 2007 8:38 PM in Leaking Backflow Valve

In the picture just at the top is a ball valve that closes off the city water from the system. As the vent leaks, the pressure in the boiler drops. So we can assume that the water is comming from the boiler thru the PRV. Now is PRV suupose to act as a one way? if so why have a BFV when a PRV is installed? Thanks for all the thoughts and suggestion. Neil

My System

@ March 2, 2007 2:19 PM in Looking for new boiler that can operate during power outage.

For my system to run the circ, the gas valve, the 2 zone valves, the LWCO (120v), the 40VA transformer and the Tekmar controller approx. 200 watts, I then used a 300 watt inverter. Problem with UPS the output is a modified sine wave, more like a square wave and I dont want this type of power feeding my electronics, good for lights but not for electronics. Batteries and charger and in the garage, away from the boiler room. Neil

Inverter Backup System

@ March 2, 2007 1:52 PM in Looking for new boiler that can operate during power outage.

I have a gas boiler, and I calculated the amps needed and size a pure sine wave inverter connected to a bank of batteries and are being charged and maintained by a controller. When power goes out I disconnect the boiler power and connect the power from the inverter. It can run the system for 72 hrs. Neil

I have the water feed line off, so that end is actually cut off from the supply and the cold water expansion tank. I prefer to have the water feed valve close off since a LWCO is installed. I never had a leaking vent before, but I can see the diff pressure from the supply side to the boiler side. The boiler expansion tank is functioning well. Neil

Solution

@ March 2, 2007 4:45 AM in Leaking Backflow Valve

Does the valve need cleaning, or replaced with a vent free unit? Why need a vent, why not a one way valve that separate the domestic from boiler? I turned on the supply valve and no more leaks, but I prefer to have it off as I have a LWCO installed and my system is tight as well. Welcome all suggestions and feedback. Neil

Location

@ March 1, 2007 10:12 PM in Leaking Backflow Valve

City Water, ball valve, BFV, PRV into boiler. The valve reads 1/2" BFV Preventer. No M/N. I have the ball valve off all the time that feeds the system, so one side of the BFV is at low pressure and the other side sees the boiler pressure. I am in LI NY, Nassau County. Neil

Gas Boiler with Backflow valve

@ March 1, 2007 9:58 PM in Leaking Backflow Valve

My set up: 60 PSI city water in, to a ball valve, then to the back flow valve follow by the PRV then boiler. System has been tight at 17 PSI all season, no sign of leaks. The ball valve feeding the system is off. Tonight I noticed the vent on the backflow started to drip about 1/2 gallon of water, as a result the system pressure dropped to 2 PSI. I open the water feed valve and in 1 sec the system pressure came back to 15 PSI. Why would the backflow valve leak? The expansion tank is not ruptured and set at 15 PSI. Any suggestions welcome. Thanks, Neil

Clean Power

@ October 17, 2006 9:38 PM in Using Boiler during power outage

Most inverters are modify sine waves and can cause problems with your gas valve and controls and the pumps will run warmer. Most system will need no more than 300 watt inverter for initial start up. Spend the extra meoney and get a pure sinewave and with a few deep cycle batteries you can run your system for hours. Neil

Thanks All

@ October 17, 2006 10:08 AM in Cleaning Gas Boiler

Very good information, boiler guy came out, found the flue pipes and the liners very clean. He pulled the burners as well, blew them out but again they were clean as well. Was nice to know what to expect of the boiler guy and nice to know my system is running clean. Thanks again, Neil

Thanks for this information, now I know what to expect when the pro comes to clean the system. Neil

More Along / Exc / Soot

@ October 9, 2006 1:16 PM in Cleaning Gas Boiler

George: I see the chamicals are for the pipes and water treatment, I was thinking more along the line of the boiler guts its self for say rust and soot etc. Neil

What to look for when Pro is cleaning.

@ October 9, 2006 9:48 AM in Cleaning Gas Boiler

I have a 2 yrs old Burnham Series 2 gas boiler, standing pilot light, hot water system. I would like to have a pro come in (I am in Nassau LI, NY) and clean the system as well as a combustion test/CO etc. I would like to know what is being done to my boiler, at least the basics, and looking at the boiler I just can’t see how it is cleaned, other than the burners at the bottom. I want to be educated about what to expect when it comes to cleaning the boiler. Thanks, Neil

Need Contractor

@ February 23, 2006 2:42 PM in LI Contractor-Combustion Test

I am looing for a contractor on LI, I am in Bellmore who can perform combustion test on my gas boiler. I just cant seem to find anyone who will do this. Thanks, Neil

@ February 10, 2006 3:40 PM in pretty sure its air - baseboard hot water - what now?

I am a HO, and I am very familiar and educated about my gas HW system. However, I was under the inpression that you would bleed the baseboard until only water comes out and I kinda use the 20 sec rule, where if I get 20 sec of no air I am good for that baseboard. Should I continue to bleed 1/2 bucket as you suggested? Usually a cup full of water is all I get from each baseboard with no air and then I close off. Thanks, Neil

Generators Not Clean

@ January 23, 2006 4:11 PM in Firing a boiler without electricity?

Most generators or UPS or inverters are modified sine waves and I am sure this is not good for the circ, valves and electronics. You would need a pure wave generator or inverter. Neil
