Thanks for info. I see the instructions call for using the trap supplied by manufacturer only. My installer used supplied  trap and tied it into another one which is used for ac. I will separate them as per Tim's suggestion. My question is  what is required to clean and service unit.

suggestion of separating condensing lines. So I will do that and bring in fresh air for furnace's. I know where connections go on the  unit's. I can't see using  a condensing pump because I think it might  be a problem for my septic system if I dump into it. Besides it would go into ground anyway. Soil here on eastern Long Island is sand so drainage should be good. As far as moving drain on furnace it appears that the drains were moved for a horizontal set up.(see picture) The only question that I have is were is the best place to clear any drain blockages on the furnace?

I will definitely separate the 2 lines.
I have a septic system and think that might be bad for  the tank.  Could I just dig out more sand from ground and place a container in there with lime pellets to neutralize condensate?

Hi Tim,
Sorry for taking so long to get pictures posted.
The 2 units were installed June 2010 in a crawl space that is 40" at it's highest by Nat Grid recommended installer.
Any suggestions would be greatly appreciated.

Thanks for your reply Tim. The units  are in a crawl space with a slab floor that has 2 holes punched in cement  for each unit to allow condensate to drain into the sand below.
Shouldn't the drain hose stay clear with the ac condensate running through it from the summer? Also the unit's draw air from the crawl space, wouldn't  it be better to pipe in air from outside?

I had 2 American standard freedom 95 comfort R gas furnaces installed June 2010.
Yesterday was the first time I called for heat, the furnace would not work. It would make a water gurgling sound from power vent motor and would then lock out. I blew into a drain hose from  bottom of power vent motor into drain line a few times. I finally got it going  and a nice stream of water came out from drain line while it was running but want to know what service should I do to prevent this or is the install incorrect? The other unit did not make that gurgling sound. Thank you in advance for any help or advice.

A Manual j was done. a Boderus 142/30 with a 150 GPH indirect for domestic hot water(4 Baths) was prescribed. BTW I'm in eastern Long Island..

Hi I'm converting 2 oil fired  furnaces to hot water coiled heat exchangers  heated by a Boderus mod com gas with a indirect domestic hot water as priority. I am getting conflicting opinions that this is not the way to go.  I am also replacing central air as well at the same time.  Am I asking for trouble by doing this? It is going to be a costly conversion and I can't afford to find out it was mistake. Thanks for you help in advance.

This weekend I helped a friend replace a grundfos circulater with a Taco 007 for his Spa. The reason was the Taco was less then half the price. The only problem I see is that the Taco has not been tested for this application according to it's instructions. It works perfectly and quieter then the Grundfos. The Spa is properly grounded with GFI circuit breakers. Does anyone have any opinion on what we did? Thanks in advance for your help and advice.

Thanks for your reply. Sorry I don't understand SCT. The building has a low draw on water, no dishwashers or washing machines permitted. 1 Commercial will be installing his own WH (nail salon). Other store just lav and toilet. I'm located in Brooklyn.

Thanks for your replies. The project is 2 buildings (10 families and and 2 stores together) using same boiler. I got a quote for 2 245,00 btu boilers if I was to separate the buildings or 490,000 btu's together. I have a Peerless LC 04 there now. I know dual fuel would be for the two buildings together. The fuel tank is above ground encased in concrete. I paid $1.94 a gal for #2 3/28/09 gas is about $1.44 @ therm. Also is it more effectiant to use a separate hot water heater or storage tank?

I have a 1080 gal oil tank that is full. I would like to change to gas steam boiler but don't want to loose 1,080 of fuel oil. (boiler dry fired) Does anyone have an opinion on a dual fuel fired boiler. Does anyone buy the oil in my tank if I change completely to gas and remove oil tank? Thanks in advance for any help.

I have radiators, and ar 180* house heats excellent but releif valve will leak when pump shuts off.

What temp should aquastat be set at? If I make it low the valve does not leak, the house does not get warm. If I make 180* it lets out a little water when the pump shuts off.

Well bladder on tank must have spung a leak. Tank was full of water. What I want to know is 1:Do these tanks only last only 5 years? 2:How do I size a new one (60# now)? 3:Any favorite brands? Thanks Again for your help Anthony
