Challenge

1960\'s Steam heating system, with steam piping buried in the ground, running 150 feet to the conditioned space, just to be utilized in a steam to hot water converter, and turned back into hot water. Domestic water was heated (converter)in the boiler room (150 feet from residential building) and also piped underground to the building.

Approach

Plan to shut down steam boiler altogether, and install water heating boilers, while also providing enough domestic hot water to satisfy a commercial laundry and kitchen.

Solution

We installed two cascading mod-con water heating boilers for the radiant heating (baseboard fin tube radiators) and a mod-con domestic water heater with a 120 gallon ASME storage tank, and new recirc line for instant hot water at all outlets. We were able to completely abandon the steam system, and after our installation, there was an immediate 45% reduction in energy usage. After one year of operation, the local utility company even switched the customer from a commercial rate schedule to the basic residential rate.
